Barratt Homes is bringing forward proposals for around 185 brand-new homes on land off Crossings Road, Chapel-en-le-Frith.
This website has been created to share information about our emerging plans and to give you the opportunity to have your say before a planning application is submitted.
The consultation period has now closed and we are reviewing feedback.
The Proposals
We are preparing an outline planning application for up to 185 new homes on land off Crossings Road.
Key features of the proposals include:
Up to 185 new homes, with a mix of sizes and types to suit families, first-time buyers and downsizers
30% affordable housing – around 56 new affordable homes for local people
A strong focus on landscaping, retaining existing trees and hedgerows where possible and adding new planting
A biodiversity net gain of at least 10%, with measures to support local wildlife
New areas of public open space for both new and existing residents to enjoy
Access from Crossings Road via a new junction
At this stage, the detailed design and appearance of the homes will be considered at a later stage, but they will reflect the character of the local area.

We want to understand your thoughts on the proposals before we finalise the planning application.
All responses are being carefully considered as the plans develop.
The consultation was open until 28th October and is now closed.
All feedback is being reviewed, and a summary of responses will be shared in a Statement of Community Involvement when the planning application is submitted.

Chapel-en-le-Frith is identified in the Local Plan as a market town that can accommodate growth. High Peak Borough Council cannot currently demonstrate a five-year housing supply, which means there is a need for new homes.

If planning permission is granted, Barratt would aim to start on site promptly, with detailed plans to follow the outline application.

An outline planning application is the first stage of the planning process. It seeks approval for the principle of development – in this case, up to 185 homes on the site, along with the main access points.

If outline permission is granted, a separate “reserved matters” application is then submitted. This sets out the detailed design, layout, landscaping, scale and appearance of the homes. Local residents and stakeholders would also have the chance to comment on those detailed plans at that stage.
